Lakes Region Waterfront Sales Report - June 2013

In the month of June there were ten sales on Lake Winnipesaukee at an average price of $1,364,018. Last June we had a whopping seventeen sales although at a lower average price of $940,500. Anyone who lives in or visits the Lakes Region should be required to watch the 1981 film “On Golden Pond” with Katherine Hepburn and Henry Fonda. There should be theaters at Exit 23 and 24 so anyone headed over to Squam could pull in, watch the show, and decompress before they can venture near the lake. In short, “on Golden Pond” is a story about an aging couple who have a summer cottage on Squam....

There were 12 waterfront sales on Lake Winnipesaukee in the month of August at an average price of $1.18 million. That compares to eighteen sales at an average of $827,589 in August 2011 and 14 sales at $1.1 million in 2010. The average sales price so far this year on the big lake is $956,021 compared to $1.074 million last year. There have been 80 sales so far this year compared to 69 for the same period last year. So lakefront property is moving well but at a lower price.

August was a great month for sales on Lake Winnipesaukee.
There were:
• Eighteen waterfront sales at an average price of $827,589.
• They sold at an average of 97% of their assessed value
• They sold at an average of 91% of the asking price.
• The highest sale was $1.669 million.
• There were 6 sales over $1 million.

Yeah! Summer is really here. The temperature is heating up and it finally feels like it is lake weather. It’s time to get out on the boat and enjoy it. There were twelve waterfront sales sales on Winnipesaukee in June which is a 50% increase over June of last year. That’s pretty encouraging! And there were some large sales, too! In fact ten of the twelve sales were over the million mark. There were three sales in the $2-3 million range and one over $4 million. The average sales price last month...

There were five waterfront homes sold on Squam Lake in 2010 at an average sales price of $2,029,000. They were on the market an average of 323 days before finding a buyer which is really not all that long in this market. While having just five transactions on the lake for the whole year is not something to get real excited about, it is far better than just the two transactions that we had...
