Dockham Shores
 

I am looking at a property in Dockham Shores (off the lake). Any forum members live in Dockham Shores? Looks like a great neighborhood. If you live there, let me know your thought...good, bad and ugly ;-)

Some of our best friends live there and they have mixed feelings about it. The community beach is awesome. The homes are nice. But according to them most of the homes are owned by second home owners. It doesn't have much of a year round community for those that live there year round.

We ran into the same problem when we lived on the lake. Our neighbors were wonderful people and we liked them a lot. It just always felt odd that when ever we saw them it was their vacation and we were likely working.

Any neighborhood by the lake is fairly great in Gilford. And unless you live in town or the acres there are very few residents who live here year round . . . and personally, I love that. The best season is Sep. to Apr. Pop of about 7k in the winter opposed to approx 20k in the summer, and mostly on weekends or by summer vacationers.

I have rented many times for 15 years lake side. Dockham shores road sticks out as a nice area, nice people.

If you are talking about Dockham Shores Estates (Margaret, Robertson, Colmar, Baxter, and parts of Weirs and parts of Sanborn,) very few are seasonal residents. The overwhelming majority of people living on those roads are year-rounders. A lovely neighborhood!

I have a small Cottage on Dockham shore Rd Im listing for sale this summer. Its most likely one of the cheapest properties on the lake and includes a boat dock. The cottage is only 400-500 sf depending if you included the screened in porch. It is party of a "condo community" it is called "the beaches" It is rebuildable to expand. How ever its is a seasonal cottage because it has no insulation. PM me if you have any interest!

Dockham shore is a pretty quiet community even in the summer I agree not much traffic and most of the houses are empty....but that kind of a nice thing isn't it?

I also think the location on the lake is so perfect for so many reasons.

close to busy Laconia but far enough to feel like you are far away, boat is protected by governors Island (waves), Any where you go via boat is an easy ride, except wolfboro which is pretty far

I do hate Gilford taxes.....alton is right next door and much less money. good luck with your search
