So do the current owners own the real estate or is the potential buyer dealing with a third party?

God.......I have not stepped foot in that place since the early 80s, but I used to buy my bluejeans in there. They carried a great selction of "Lee Bluejeans" which I always liked better than Levis:)

Paugus Bay Sports...inventory, fixtures, waterfront & boat mooring spot across the road in Paugus Bay....$1400/month rent....just reduced down to sale asking price of $50,000 in today's craigslist business section.....just like the Pemi Glass biz OLD LOCATION in Meredith is getting replaced by Northway Bank......the Paugus Bay Sports has probably been replaced by the Gilford Wal-Mart.....is that called gentrication or something....when big businesses transform a small town into an anytown...anywhere...all the same stores everywhere in the US....
