5,500 watts is not a lot of power for a whole house. The Oil heater and air handler would use a bunch of that power, add in a refrigerator or two, plus lights, chargers and a bunch of other things...

I don't think the restaurant failed, I think the landlord jacked up the rent, my guess. Not sure who did the renovations but if it was the renter, it's a good case to have a long term stable lease...

12.1 volts you measured is at a no load condition. The voltage probably drops well below the voltage for the computer to work properly when you try to start. That causes all sorts of havoc.
