Just like other franchises, I don't think that corner, as it is, is a "..." franchise site. Look at what McD had to do up on the hill for site/land work!
Different story if one add the "seasonal restaurant" site to corner site.
Just my personal observation.

Does Meredith need added franchises? NO! As others have written, go for the specialty and uniqueness of a place.
