I believe the northern part of the lake is a State Park or Forest. That is why it is not developed. Lake George benefits from the NYC and 'burbs. Lots of money.

Weirs Beach is prodominently Lowell, Lawrence ethnic population. They spend the day on the beach and return home. Not a population that you can make big bucks on.
