A local real estate agent would not only be able to identify associations with the amenities you want, they can also let you know which associations are financially stable, which are facing special assessments and those that have a history of numerous assessments.
Most agencies have copies of all local association bylaws and they can make your search a lot easier! Billy Bob made some good recommendations of reputable real estate agencies.
