If you have adequate savings, make an offer to pay a full year in advance.

I once advertised a rental with the requirement that the (lowered) rent be paid one year in advance.

The ad found an area contractor who gave me a trouble-free rental for 1½ years. 'Best move I'd ever made as a landlord!
