This is a loaded question with lots of variables that need answers to actually determine a value. My thoughts are that anything that touches the water is worth quite bit of money. Especially, if you actually own it and its not a condo with all those crazy fees such as special assessments and condo fees. If you can get something that you can own on the lake and you can live in it immediately, I think anything under 600k is a deal. You really don't need much property to enjoy the lake, if you want to spread out...move to VT or off the latek. If you can find a piece of property that is .25 acres on the mainland lake and buildable with septic/water. I would think 400k would be a decent price. Over the years I have seen people pay over a million dollars for a house/property to tear down and just use the land/utilities to build.


.25 acres is plenty in my opinion. We have .33 at home and I would imagine it’s more than enough for lakefront if your house isn’t going to be massive.
