Aaah gentrification (Aspenization if you wish). Problem is that like SAMIAM above we all want the calm water to carve the perfect turn but then want to take the boat to the pierside restaurant for dinner. The latter of course can't financially survive w/o enough traffic which in turn uncalms the water. Same thing with landside amenities (give me pizza delivery and cold beer) and people, thus housing, to financially support them. Once a good balance of the above is achieved then it becomes "paradise" and of course we all know what the Eagles sang about paradise .....
