I heard that Pier 19 store will be open Memorial Day to Labor Day.
You can check with Island Real Estate regarding dock rental - they used to rent . Not sure if they still do. You may also want to check the winni.com classifieds. |

All the endorsements and concerns expressed in this thread are prof that this business has a place in the community. I have my hands full with reopening a business on the other side of the Lake at the moment but I'd encourage optimism for anyone considering taking a chance. I'd also like to help. So, does anyone know who will be running the store? Will they be renting it out or having a family member run it? I believe Roger and Jan LeRoux moved to Arizona and had no plans of returning.

Read the details, it includes the building, business and gas pumps- not the docks (I have a feeling you will be paying rent on the gas dock to the dock owner as well). The store is too big for what it is at 8K square feet and does not have enough year round traffic to support it. The debt service and utilities will kill you. |

I don't see why this couldn't be made a viable year-round entity, given that the closest "grocery" resources in the area (Hunter's & Harvest in Wolfeboro and Skelly's in M'boro) are each about 8 miles from that location. With its size, the Pier 19 facility could support the stock/variety of be more of a grocery store and not solely "convenience." Given the ample parking, convenient main road location, and the added bonus of the side "take out" window for summer fare, it seems this place could serve as a destination for those who can't or don't want to make an 8-mile trek in either direction.

The grocery business is brutal. There is no money in it at all. The Walmarts of the world sell product at retail that is less than what a mom and pop can buy product at wholesale! This location has had problems supporting its self for years. The price at $1.6MM is way too high in my opinion. I think the price of that building needs to be half of the asking price before that is a viable location for a grocery store. The locals drive to Walmart most of the time to get better prices and the seasonal folks are only there to pay premium prices a few months a year. If you were to run the business only on a seasonal basis the price would need to be much lower to account for the fact that it would be closed 7 or 8 months per year. |

My Dad is on the dock association at Pier 19 and says the store will be running this summer as well as the gas pumps. Easier to sell a place while it is a working store.

I can't believe I'm going to suggest this but what if they put a Dunkin Donuts location inside the store (like gas stations often do)?
Generally, I'm not a fan of commercializing the beautiful lake but some addicted people (like my wife) will get coffee on a summer day and those DD places are always busy/successful. If I had won last night's MegaMillions, I would have bought it and changed nothing (while I changed my summer home to the Kona mansion and bought every other piece of nostalgic property on the lake that is currently for sale - I feel like half the properties I ever dreamed of owning since I was a kid have gone up for sale in the last six months). |

Well I got a good laugh out of that one and needed it. Been so busy with the new home here in Melvin Village. Slowly moving in and working with contractors. Everyone has been so nice. Even in the grocery stores. It used to be that way down in southern NH. But it seems things have begun to change. Everyone on here is so helpful as well. It is great and I love it.

On a rare excursion towards Moultonborough, I stopped at Pier 19 to pick up a newspaper. A Melvin Village friend had told me that they were now open. They are not. A workman(?) just inside the door told me they'll be opening on the 27th.
I told him that they'd missed a big sale! oc |

I stopped by the loading dock about a half hour ago and asked - was told they're opening this Friday, May 21. I guess we'll see which one soon.

In deed the store is back open. It is by no means in full swing. The Gas dock is operating, but it certainly did not seem like the icecream food shack was ready at all. As well the stock in side was not all there.
But then again a lot can change in a week.

The store is open again. We called before going, and found out they were open till 9. The ice-cream window is in operation. They also have "food", such as steak subs, hot dogs and hamburgers. Fries and onion rings too. Inside the store, things are about the same as they were last year.

It has continuously been for sale now for several years, and every year people wonder if it will be closed for good..... And every year just before memorial day it opens back up, with the Food Window and the Gas pumps as well....
The place is a gold mine.... While the current owners may want to sell it, it still makes them enough money that they keep the wish list price on it.....
