Default Flooding ????

Im not sure if this is even the right "thread" to put this under, any help with this would be so appreciated.
We are looking at property in the Ossipee area. ( I know not the area of this board) does anyone know anything about flooding in this area?? The property we're looking at is on Beech River and as we are assured it is not in a flood zone it seems like NH in general is always under a flood watch, which is fine, we just are trying to educate ourselves about this.
I'm so appreciative if anyone can enlighten me about this in the Nh area in general.

I imagine you can find a topographical map of the area where the property is located. That will tell you how far above the river the property sits, whether it sits at the bottom of a depression with everything around it on higher ground, or at the top of a rise with everything around it somewhat lower. A site visit also will tell you a lot. If there has been any recent flooding of the area or significant amount of water flowing through it, there should be ample evidence of that, as leaves and dead branches will have been moved around a lot.

In fact the property itself sits higher than the river and we are told it is NOT in a flood plane, area, whichever. I guess my concern is just the river itself, with all the flooding and flood watches, its very different from Ma, would that still be a problem, ( simply because it is on the river but much higher than it) or is this not the case. Just not familiar withthe whole flash flooding thing.

Default Ask the neighbors.

From our experience if it is in a flood zone then insurance will be required so you might also inquire with an insurance company.
Our place in Maine was in a flood zone even though the area has never in 100 years flooded. We ended up putting the mortgage under an equity line to avoid the requirement.
The river crested at an all time high a couple of years ago with heavy rains and melting snow and it was still at least 10 feet below the level of the camp with is 3 feet above the ground.

Plumbers Wife:

I live in Moultonborough and work in Tamworth and have been asking some questions for you.

There are maps of all of the local flood areas in Conway at the "Natural Recourse Conservation Service (NRCS). Phone # (603) 447-2771. Ask for Nelles Lergendale (sp?). He is supposed to be a hoot!

They have a web site.

You guys are the BEST!!! I just cant thank you enough!!
We have found that it is NOT in a flood zone, I guess because its on the river , with 150 ft of frontage ( and not being from the area) I worry ( about everything) that we will still have a water "problem" we dont have flooding issues per say as you all do in NH, so Im not at all familiar with it.
I cant thank you enough for your kind words and your helpful information. Hope I can return the favor someday!!!

Checking with the neighbors is a good idea for starters, and you can also check the FEMA flood zone maps:

We had to fight a case against our bank when they claimed that we were buying property in a flood zone. It was found that the FEMA maps were from 1983 or something like that, and hadn't been updated. It was also found that we were NOT in a flood zone (we live on a steep hill, next to a brook... the brook on the map is in a flood zone but it's NOT the same brook as ours... )

The other thing you can do is ask the seller if they are paying flood insurance on their property - that should be disclosed by them and/or their agent.
