I'm considering having a perched beach installed and would like to know if the property value would increase in proportion to the cost ( $30k )???

You want to know if what the return on the investment will be? Hard to say as it will depend on exactly what you put in, where on the lake you are and how much sun/lake exposure it will have. There can be other factors too. For the best answer check with a local real estate professional or appraiser and see what they say your property value is now and what it will be after you install the pearched beach. It would be worth the fee they charge based on your $30K investment plan.
