I’ve seen a couple of really great discussions about lakefront property on here. My wife and I have started to tentatively look, and we are wondering if anyone has any insight into this lakefront camp: https://www.zillow.com/homedetails/1...46356182_zpid/

Cute place, but first thing I notice is the listing of 1 bathroom but pictures showing two--there's another thread running right now about septic sizing/issues.

From speaking to the agent, cottage 1 has lake water and town sewer, cottage 2 has neither (but it’s strange that it has a bathroom and kitchenette!). So yes, that’s ok our radar to discuss. |

i can't remember the math, but I am virtually certain that a .26 acre lot will have a tough time with anything but the smallest septic approval. Not sure how the town sewer on one cottage or various grandfathering issues might apply here. Though one thing to keep in mind is that under certain septic regulatory conditions, you might not be able to rebuild a very old cottage should the need ever arise. Definitely get a septic pro to advise here, not just a realtor and/or current owner assurance.

Why all the discussion about septic if the house is on town sewer. The information states that, and I know the town sewer services Dockham Shore Road where the house is located. What am I missing? |

2 cottages on the property, I thought only one was on town sewer. Turns out both are, but only 1 has (lake) water at the moment.

"Not on market"
"This property is not for sale or rent" You snoozed, you losed! Good luck with your search. |

My husband and I looked at this house. Its a very steep lot, we believed both places will probably be tear downs or a lot of money will need to be put into one or both. Its extremely difficult to find a move in ready place that isn't a condo and has a dock in the East side of Winnipesaukee for under 700k or maybe even more. Summer is almost here !
