	 | Winnipesaukee Pier Sold

This will be a big positive change for the area. I hope this spurs other investments in adjacent properties. Maybe this will start the Weirs area improvements that people have hoped for. http://www.laconiadailysun.com/local...-pier-acquired |

I found it amazing as I read this article that the property was assessed at around $1.6 million or so, bought for $2 million, and over a 5 year plan, will spend $3-$4 million in renovations and/or improvements. Sounds wonderful, and I hope it happens and will spur renovation to more of the Weirs. It just seems like a large investment for a questionable benefit. Time will tell, II'm sure. It could be the center piece of the lakes region again but it would be a big undertaking. They would need help from the town of Laconia which I don't think they will ever get. It seems the towns people want to keep it they way it always was, honky tonk. That's just not going to financially work in this day and age. Meredith has taken over as the crown jewel of that area now.

It could be the start of a multi decade renovation and re-envisionment of the Weirs. I'll bet they are not going to invest $6 million without planning something like that. You set a tone and keep nudging everyone toward it. Time will tell.

The guys at East Coast Flightcraft are GREAT! and they have a plan! ECF needed a waterfront presence on Lake Winni. They sell a ton of boats and don't have a waterfront presence. Buying the Pier for $2M is relatively cheap compared to the cost of buying an existing marina. it would be extremely difficult to find the land and get permitting to build a commercial marina. Not that I am happy with the slip price increase.. BUT There will now be parking for people with slips at the Pier (the mini golf will be gone) The gas dock & store will be back The building will get the much needed maintenance it requires New vendors on the Pier itself! Congrats to ECF! Woodsy

| Senior Member | ....... Winnipesaukee Gardens

Any chance the new owner can spend some big money to restore and restart the vintage Winnipesaukee Gardens ballroom dance hall, and start running nightly dance-a-thons, dance contests, and silent movies, running all at the same time? That would be a big hit, and go a long way to power up the Weirs.

| Senior Member | ...... bingo!

With that super-duper waterfront location, and a large indoor space like that to fill ...... maybe a year 'round bingo hall to compete with the nearby Fun Spot bingo hall, and turn the Weirs into a New Hampshire charity affiliated bingo mecca? Bingo.......let's go to the Weirs! Plus, this could be a year 'round business? Bingo, bingo, bingo, bingo, bingo, bingo, bingo, bingo, bingo, bingo, bingo, bingo ...... that's 12-bingos ..... one for each month ..... that's a lot of bingo .... wonder if that location could be serving adult beverages to go with your bingo card? Just picture this ...... after your score a big bingo with all five numbers.....you can head outside and walk up and down the boardwalk, take in that huge Lake Winnipesaukee view ...... and think about which past due bills .... like the electric, cable, or oil bill ..... or fixing the car ......that you can actually pay ...... life is good with bingo!

| Senior Member | .... a workout gym!

Thinking about a viable, year 'round biz to go into the large space that was formerly the Winnipesaukee Gardens .....many years ago. How's about a workout gym for a year 'round biz. That might be doable? It would bring people into the area during the daytime....like from 6-am to 6-pm. The space looks like it has lots of windows with big lake views.

	 | Sounds like a good start

Happy to hear we have someone with a plan coming in and also glad to hear the gas dock is coming back. It might be the best commercial property on the lake so let's hope folks have a vision for what this property could be. I wonder if re-configuring the public dock space is something they will consider. More restaurant options is a plus and to the point several others have made, it will hopefully urge other property owners to spruce up their shops.

Everyone has been hoping and wishing for somebody to invest in the area. Now that a person or company has a vision for the area let's hope for the best!!! Why not start a thread for 'The Wiers' suggestions. Keep it reasonable and sensible. You/we have investers with the means, politely give some ideas of what people would like to see. Not Demands simply possibilities. You never know, they may appreciate the visions. The largest oak trees start off an acorn. |
