			I also wonder if it was buildable. Getting a septic and well might be difficult with the setbacks required.

	 |  Sewer vs Septic and more 
			
			Most shorefront values are based on frontage, not acreage.  It could be buildable if it has public water and sewer as does most of the western shore from West Alton to Moultonborough.  A big lot doesn't have a lot more value unless it s sub-dividable.  Grandfathering may also enter into the value, for a dock, buildable, size of backland, etc.  Look at some of the islands where there is a small lot and it has a house with Clivus-Multrum (sp?) or an arrangement to pump a holding tank.

	 |   Non existent. Coming down Rt 11 from Ellacoya it ends at the condos just north of Ames farm. Long history but long ago an Alton town meeting voted not to spend the $$ on a pump station in West Alton. Alton Bay has town water but not sewer. 			I think it ends close to the Gilford town line.  The Winnipesaukee River Basin project collects on that side of the lake.  There are pumping stations in Glendale and Ellacoya SP along that section.  It all goes to a treatment facility in Franklin.

			….a relative who has a 100 X 100 , (so 10K sq ft...almost 1/4 acre), waterfront property on the lake and he states the land portion is assessed at over $600+K.  Depending on the town, tax value may or may not equal market value, and market value depends on many things as others have stated such as location, water quality, etc, but this is a data point nonetheless.

			Pretty much any lot that is considered buildable on the islands starts at $250,000.00 and goes up from there.  The mainland would be even higher... Dan

			Much of the waterfront in Moultonborough is conservation land and is not buildable.  Do your research before you buy.

			4 years ago we found a similar size house, but bigger lot on Winnisquam.  As said, anything waterfront, not shared less than 600k is a bargain. We had to replace the septic before we could use it, it was totally failed. This. website has a lot of good info on it. It's not the easiest to surf but persistence pays off. https://www.des.nh.gov/organization/.../ssb/index.htm I found a property I was looking at had an approved plan, but never an approved completion of installation. But we were told the system was new ????? The site also helped in deciding on a designer and installer as you can look them all up. You can also search by address. Good luck, |
