Dear Supporters,

As we transition toward the end of winter and reflect on the accomplishments of the past year, 2025 stands as a testament to our collective determination in advancing our objectives and safeguarding our neighborhood through land use law and informed decision-making. The commitment shown by MerNIA Board members, supporters, and consultants has reinforced our dedication to protecting the community across all challenges. We extend our sincere appreciation to everyone who supported our efforts in 2025.

Here is our 2025 Annual Year in Review.

Camp Menotomy - MerNIA played a very active role in preserving the continued use of Camp Menotomy as a camping property, as we believe the Trust Deed requires. Because of your direct financial support, we worked with the law firm of McLane Middleton to urge the Commonwealth of Massachusetts to oppose the Trustees’ proposed sale and development of the property. This October, the Camp Menotomy Trustees filed a Petition in Middlesex County, Massachusetts Probate Court seeking the Court’s permission to sell the Camp property. Our latest refute of their Petition, dated November 5, 2025, can be found here: (Camp Menotomy Documents).

A court hearing was recently rescheduled to late March. We are hopeful the terms of the Trust will be enforced to maintain the use of the property for camping.

Goodhue Development Efforts - A year ago, Goodhue filed an Appeal to the Wetlands Council following the NHDES decision to deny Goodhue’s application for dock expansion. A Wetlands Council hearing has not yet been scheduled. However, we support the DES denial and have intervened in the matter to support the DES denial.

This October, Goodhue applied for and received approval to change the use of one large boat storage building to become a boat service center. MerNIA has concerns that this may put more summertime pressure on the public parking and docking facilities and impact the privacy and tranquility of the adjoining residential neighborhood.

We recently supported an Appeal by neighbors to Meredith’s Zoning Board against the changes to the boat storage building (Letter to Zoning Board Supporting Appeal). However, in January, the Zoning Board voted to approve of the project, much to our disappointment that there would be no consideration for the concerns voiced by neighbors.

Following that town approval, Goodhue announced a $6 million acquisition of East Coast Flightcraft for approximately 129,000 square feet of warehousing capability in Meredith. Newly approved expansion of lakeside boat service may result in a substantial increase in commercial activity in our Meredith Neck neighborhood. Those of us who live and recreate here may bear the brunt of this expansion, which we will continue to monitor.

Meredith Neck Lake Access Parking Committee - MerNIA has had representation on this Committee since its 2024 inception. This past summer, Meredith began the first year of a Pilot Parking Program for residents using the Meredith Neck parking facilities. MerNIA volunteers assisted in collecting daily parking data to support Committee decision-making. This fall, the Committee and Town Officials agreed that parking access for taxpayers improved, and the lots were safer and more organized. The Pilot parking permit program will be extended for Summer 2026, with minor improvements. The stickers and guest hang tags from last summer may be used this year too. Community Outreach and Educational Programs - As part of our mission to protect the character and help safeguard the environment of our neighborhood, we supported efforts to inform the public about water quality issues affecting Winnipesaukee.

· In early June, we co-hosted a session at the 2025 NH Lakes Congress reviewing resources available to the public to support fellow lake advocates in gathering information. A full list of guest speaker presentations is linked here for your review: 2025 NH Lakes Congress. These slide presentations are extremely thorough and informative, and we recommend you take a look.

· In June and in August two seminars, “Safeguarding Meredith’s Waters” and “Lake Friendly Landscaping” were held at the Meredith Community Center. MerNIA actively supports measures to safeguard water quality through participation on Meredith’s Cyanobacteria Committee.

MerNIA remains committed to protecting the rural and residential character of the Meredith Neck and Islands neighborhood, safeguarding its environment, and upholding the letter of Meredith’s Shoreline District Ordinance and the spirit in which it was created. Our mission is vital, and dedicated volunteers work tirelessly all year long on these issues that directly affect the place we live and recreate.

Together, we can actively help to protect and enhance our Meredith Neck and Islands neighborhood for generations to come. But remember, MerNIA’s work is only possible with your generous financial support. Help us to continue our work in 2026.

Looking at the other lengthy post on Camp Menotomy, it was two years ago on February 11, 2024 that the Girl Scouts sold Camp Menotomy to a local lakes region builder for eighteen million dollars providing the sale is approved by the court of law.

Nothing much at all has been happening on this 90-acre, 2000' waterfront Lake Winnipesaukee property since then. Drive past the front gate right now and no snow has been removed from the entry drive all winter, so far. The snow in front of the gate has accumulated all winter which indicates nothing is happening, not even any footprints.

It's a beautiful wildlife sanctuary for the deer, bear, rabbits, raccoons, chipmunks, birds, eagles, geese, loons, wetlands, boulder outcrops, and big pine trees.

Is a beautiful waterfront location, the former Camp Menotomy.

So, where is former Camp Menotomy going with this? ....... imagine Taps performed by bugle? ....... ...... can you hear that Taps bugle music sounding across the old/new camp!

Too bad the LRCT has not expressed interest in the property. It will be a great asset to preserve.

"On July 31, 2025, Camp Quinebarge in Moultonborough NH has offered to run a girls camp at the Camp Menotomy property for a term of thirty years for $110,000 a year in annual lease payments to the Trust.

They will also assume the tax burden, provide an estimated $600,000 in camperships for Arlington Mass. girls, and make substantial improvements to the property - at no cost to the Trust. That's far more than the $1 per year the Trust received when the Girl Scouts from VT, NH, and MA leased the property."

It seems that no one involved in the ongoing adjudication with Camp Menotomy will comment on it at this time? All parties involved in the litigation tell the writer of this article the same thing ........ "Sorry, no comment!"

All the different links from this 'Your Arlington' report are good to go. Today is March 19, 2026 and I wonder where this is going and how long it will be in Massachusetts probate court? The 18-million dollar/95 acres, Lake Winnipesaukee, Meredith neck shoreline disputed sale took place on February, 2024, about 25-months ago.

If I remember correctly, Camp Samoset had a trust that states 'to be use for recreational purposes for Jewish boys'. Somehow the lawyers were able to break the trust and thus Samoset condominiums were born. Further research shows if the land was under conservatorship such as Belknap Conservatory Trust or LRCT it would not have happen. A good reason why my family choose to place the Ramblin' Vewe Farm under Belknap Trust umbrella.

The old Phil Roux property on top of Cotton Hill Road was also willed not to be subdivided, but scrupulous lawyers did exactly that!

This is a great point about LRCT and other land trusts. What the Girl Scouts are doing is just disgusting, so obviously outside of the donor's intention. If you want to donate land, you really need to get a land trust involved

Facebook has a May 18, 2026 video meme by Granite Post on the 95-acre Camp Menotomy property expressing concern and outrage over the possibility of it becoming seven luxury waterfront homes.

I drive by it all the time and nothing is actually happening there. The gate is locked, the trees, land, woods, water are untouched and it's become a very happy home for all the deer, ducks, wild turkey, turtles, and black bears. The yellow no trespassing signs are worn out from time and weather.

I'm not a fan of a for profit camp going in. An established non profit, maybe. I question the economic viability of any camp unless it is a for profit charging market rates. For a camp to be viable I see it needing major changes to the waterfront to allow for dock(s) swimming area, canoes, sailboats, water sports, etc. so the shoreline will have to change. Infrastructure will need to be added. Additionally, traffic will increase significantly on pick-up and drop off days.

On the flip side, establishing a handful of high end lots also dramatically changes the shoreline.

In short, unless someone like LRCT buys it and preserves it as is, change is inevitable. The question is, which is best for the area and the lake in general. I don't think there is an easy answer.

It's also important to look beyond the surface and to develop an understanding of the characters in this production.
