My sister and her husband currently live in California and are starting the process to relocate back to the Lake Winnipesaukee area. Her husband’s parents are elderly and in declining health so this is their motivation behind this decision. He spent summers on the lake as a kid, so that’s where they want to land. They’re quite wealthy, so price is not the main concern. They are seeking to find a lakefront property in Gilford or Alton, due to the proximity to his parents and ease of access to Rt. 93, as his company is headquartered in Boston.
Can anyone recommend some top local real estate agents that have proven results in finding off-market opportunities? Any other suggestions on how to uncover potential sellers would be appreciated. Thanks in advance. |

I've gone with ReMax for my last 3 property purchases & sales, and have found them VERY professional, and very attentive ! They also have a large presence around the lake, wherever you may be purchasing.

One thing to keep in mind about lowering commissions: Unless your property has some unique features, the non listing realtors who see your listing on MLS will bring their clients to see the house with the highest commission. Sometimes a lower commission will cause realtors to stay away from your property and show the ones where they can make the most money.

Yes, are negotiable! That said, I do not know any who will do so. Some may make an offer if another property is also involved, then or in the future.

I like the idea of using a buyer broker ad an attorney. IMHO, there are likely to be fewer extravagant claims when everybody knows there is an attorney looking over your shoulder. Always nice to be able to say "That sounds really good. I'll check with my attorney and then we'll all know what to do."

Nope. Zillow and Redfin allow you to see everything the realtor sees. If you are working with a realtor that steers you away from a property because the commission is lower. Run away. That individual is only thinking about their wallet and not your best interests.

Doing it based on commission is just a POS move. There are no more blue binders, but us realtors often do have knowledge of off-market sale properties (not listed in MLS or on the internet, sold by realtor word of mouth) and advanced knowledge of properties that aren't yet listed, but are coming to the market soon. |

Reminds me of a vest pocket listing on Cape Cod in the 80's. Agent brought prospective buyer and the buyer offered full price. The owner took the house off the market and then listed at a much higher price. If I remember, with another agent.
