After having been closed for quite some time, I know that the Sandwich General Store was recently bought at auction. Does anyone know if it's opened back up again or what plans they have for the store?

I was by a few days back, the store looks empty, I don't believe the buyer specified what they would do with it, as seen Here

A friend of mine bought it and it will be opening September 1st-I will call her tomorrow and ask her how much info she would like me to share with the forum. She is a hardworking lady-and I think it has great potential-I think we all will be pleasantly surprised!

This Sunday's HC Living section's front page is titled, Sweet New Hampshire. It features places in various regions to visit, like the Lakes Region, White Mountains, etc. It has an inset picture of the Sandwich General Store in Center Sandwich. Did the store open on September 1st? I can't tell when the picture was taken, but I assume recently?

Ever try to find gasoline in Sandwich? Sure would be nice (IMHO) if they brought back the pumps and went to the old general store format (no kitchen... Corner House is just down the road), with maybe some hardware store like items.

Maybe I am cynical but I think the guy who bought it is too afraid to do the hard work of opening and getting a customer base established. He'd rather rent out to someone and let them do the heavy lifting and then in a couple of years raise the rent too hard to live with and then step in and take it over. Maybe I am ust too disgusted with Washington and all te low lifes who live and breed there. I don't even know this guy who owns the sandwich store but I guess after the average citzen getting scr%$wed by D.C. I am just too questioning.
maybe I'm wrong! Maybe its just a guy who sold an investment and needs to put the money somewhere... it makes no profit sitting in his pocket nd he has to pay capital gains unless he re invests ...maybe its just safe place to park some money ....I'd like to think thats what it is

Well you may be right but it is his store, I know maybe it doesn't make it right. We all had the chance to go and bid on it just like the new owner did. Maybe some of us were missing one important aspect...$...

My understanding is that they want to rent it out , however it needs a lot of work and utilities are thru the roof but they won't lower the rent. Maybe they just don't realy need the money!

That is an interesting question. Any guesses? I don't want to presume I know the answer. However, there is a certain millionaire who is trying to buy his way into office here in CT. A certain Ned Lamont failed to displace Joe Lieberman after besting him for the democrat candidacy for US Senator. Now Ned is thinking of a run for Gov. Hmmm, maybe some rich folks think they can buy their way into office. John Corzine in NJ did it but he's out, Bloomberg in NY did it and he bought off teh term limit law. Doesn't matter RG........They pay 0 into the system themselves, and don't collect either. Not good enough for them. They voted to give themselves full salary for life after they retire, paid for by the taxpayers. That's around $175,000 every year, compared to 12-15k for the average joe.

I've heard that a U.S. congressman has to serve for five years to vest his/her pension. Too bad for former NH Congressman Jeb Bradley. Serving two terms which is four years, and then getting beat by Congressman Carol Shea-Porter........ poor Jeb done missed out on a big fat pension.

Then again....who knows....maybe he will run for congress again in September and November, 2010?

Then again...who knows....maybe he'll be back on the second floor of Wolfeboro's Bradley Hardware helping customers with plumbing and wiring repair projects? ....like...."Hey Congressman....where do they hide the thread dope around here?"

well, the first thing is that the pearson who was gonna open it was ready to sign the lease. When they were gonna sign, the buyers partner showed up and demanded 3 times the agreed upon rent, because "it was worth it ".
Naturally that person walked away and now the new owners are sitting on a piece of real estate that was a store but only with a variance....now he is sitting with a house that is zoned "historical house" that will need a variance to reopen .

What a shame. A store in that location makes a lot of sense, but there are other locations as well in the village that would work. I wonder if there is a commercial district at all? I would question if the use truly was "abandoned" and therefore not grandfathered, as there is some case law that might support the claim that an abandonment did not occur, (actively on the market for instance, may stop the clock). What a sweet location, it did lose some of it's feel when the restaurant/pizza place opened.

So if you buy a piece of property and sell it or make money off its use then it's greed?

If you want to buy a general store in the lakes region and and take the financial risk, by all means go for it. If you've never stuck your neck out with buying a business or investment property, you should get clued into to what's involved. Not everyone is just handed a family lake cottage or business that's already up and running.

I am a business owner and have invested heavily into my business as well as sign loans that if defaulted could result in the loss of my home. However, when a customer and I agree on a price I don't at the 11th hour change the price on them.

I agree, but as much as I dislike and avoid it I would certainly take legal action if I had in fact a P&S. That would have shown all of the numbers which if changed at closing would clearly be a breach and very costly to the owners. IMHO

If you are truly a business owner, I'm surprised at how quick to quip about someone handling their business transaction that may have been in their best interests. Enough to make me question if you own a business. Plenty of deals fail at the time of signing for many reasons.

So if we assume the rumors from Ripley are true and the owner still agrees to the original terms but now the leasee wants to have a strip club and XXX store, I assume all will be forgiven, eh?

OCD, if you have an issue with someone perhaps you should direct that to them personally. One thing you will find is that I am a direct person. Pineedles, I am a fanatic when it comes to lawn care but that does not mean that I am not sensitive to the surrounding environment.

My lawn gets about 50/50 organic/synthetic fertilizer and I am on a first name basis with the Maine soil testing service so my little green friends are on a very strict diet.

I happen to live on a street with a gentleman who is an enviromental engineer and a stickler for watching anything the neighbors do. He really is "that guy." To screw with him one day, I donned a tyvex painters suit and paint respirator and used my pump sprayer to water the front section of my lawn. One of my other neighbors was talking to him about a week later and found out he had taken pictures of me doing it from his upstairs window. To this day he does not know it was water

THATS CLASSIC!!! I have a similar neighbor but a good friend.. He calls me Pestiside Man... I do Scott's Step 4, another set of crab ex, 2 sets of grub ex and 4 sets of Lyme.... nothing really over the top... However my lawn is Green his is completely brown... So go figure....

Way off topic......but I love practical jokes.....a friend gave me a HUGE haddock that he caught on a day trip. I layed the carcass on my elderly neighbors beach......he discovered it a day later after birds and animals had chewed on it and made it hard to identify.....ran to get his wife and a camera....pretty funny. I never confessed.

Too bad for former NH Congressman Jeb Bradley. Serving two terms which is four years, and then getting beat by Congressman Carol Shea-Porter........ poor Jeb done missed out on a big fat pension. Then again....who knows....maybe he will run for congress again in September and November, 2010? Then again...who knows....maybe he'll be back on the second floor of Wolfeboro's Bradley Hardware helping customers with plumbing and wiring repair projects? ....like...."Hey Congressman....where do they hide the thread dope around here?" When they were gonna sign, the buyers partner showed up and demanded 3 times the agreed upon rent, because "it was worth it ". Naturally that person walked away and now the new owners are sitting on a piece of real estate that was a store but only with a variance....now he is sitting with a house that is zoned "historical house" that will need a variance to reopen . A store in that location makes a lot of sense, but there are other locations as well in the village that would work. I wonder if there is a commercial district at all? I would question if the use truly was "abandoned" and therefore not grandfathered, as there is some case law that might support the claim that an abandonment did not occur, (actively on the market for instance, may stop the clock). What a sweet location, it did lose some of it's feel when the restaurant/pizza place opened.

I am a business owner and have invested heavily into my business as well as sign loans that if defaulted could result in the loss of my home. However, when a customer and I agree on a price I don't at the 11th hour change the price on them.

That would have shown all of the numbers which if changed at closing would clearly be a breach and very costly to the owners. IMHO

I layed the carcass on my elderly neighbors beach......he discovered it a day later after birds and animals had chewed on it and made it hard to identify.....ran to get his wife and a camera....pretty funny. I never confessed.
