Default Real Estate advise needed...

Hi All,

We are considering an entry level real estate purchase at the lake. We have been boating on Winni for 20 years so I am very familiar with the Lake itself and most of the restaurants and businesses that surround it. I have not really paid much attention to the Condo complexes in the area though. I have noticed there are a bunch in the Weirs area that are <100K which is my budget.

My ultimate goal is to find a water access condo with a possible mooring. Right now I have set a max budget of $100K so that is going to be a challenge. Any advise on the lower cost condos in the area? The Village at Winnipesaukee seems to have a bunch for sale from $70K to $120K. I would like to stay away from the trailer based properties and stay with a more traditional condo.

Any thoughts let me know...

Misty Harbor near Meadowbrook are under $100K. They are converted hotel rooms. I don't know about moorings but they have an indoor pool and a nice beach.

Goto www.nneren.com and you can search by town for condos under 100K.

We owned a place at Samoset for a few years, they have mooring and dock but are well over $200K. Mineral springs across the street are between $100 and 200K and have access to moorings.

Thanks. We have stayed at Misty Harbor and I like the pool and beach but he units are just too small. With 2 kids we really need a 2 bedroom. I'll look at mineral springs though. I have looked at nneren and I see lots of places but it's hard to tell what they are like unless you get a first hand opinion....

We just bought a condo at the Village and so far we are happy with it! We paid $72k for 2br 2ba top floor end unit. There's no boat mooring, but there are several marinas close by. I think the Akwa marina is somewhat struggling to bring in revenues/buyers, so they might have some slips for sale.

I would be careful about buying a ground level unit in Village because we noticed moisture problems in the ground unit we looked at. Ground floor units have a nice outdoor area, but you have to be very careful because many or all of these units are below grade in parts. To get an idea of the location, look at the last 2 digits of the unit #. The last digit reflects the unit (1 - 6 in most cases are end units, sometimes 5 or another digit is an end unit) and the 2nd to last digit reflects the floor 1,2,3. For example, 9 Treetop unit 122 is the 2nd unit in on the 2nd floor and 9 Treetop unit 115 is a first floor end unit (note this particular unit is partially below grade and is closest to route 3).

I don't think there are any cheap top floor units right now, but keep an eye out because the lower priced units that are better deals tend to come and go pretty quickly.

We liked the village because the fees range from 200 - 300/month depending on the unit and you can walk to Weirs Beach. It's a bit of a workout to get back up Tower Hill Rd, but it's worth it to avoid having to park down at Weirs beach!

You may also want to check out Meredith Bridge (I found them to be a bit small so we didn't look in person) and Weirs Beach Village (new construction houses - also didn't look because we were looking to stay under 100k and were weary of the quality given the change in project scope) http://www.weirsbeachvillage.com/.

We do not sell slip, they are temporarily available for lease to the general public. We have also been expanding and improving the facilities. IMHO Akwa Marina is hands down the best marina on the lake currently, and I am 100% sure anyone of our members would attest to that. We are not struggling, trust me.

With that said back to the post at hand, when you find your perfect place to buy, I would be happy to give you a tour of our facility and if we have availibitly I would be happy to lease you a slip

I guess struggling is not the correct term, or perhaps it is just Akwa Vista that has had issues, but I was referring to the judgement a few weeks ago that awarded damages to the developer because "because a real estate company failed to deliver on its promise to provide buyers for some of the home lots." http://www.citizen.com/apps/pbcs.dll...WS02/707309877

Given the economy and issues with the realtor, I thought/hoped that Akwa might have some availability. In fact, I drove by on Sunday to check it out and it's a very nice place! It's too bad slips will not be sold to non-residents. We are hoping to eventually buy a slip up there somewhere close to Weirs Beach. Of course, that won't be anytime soon since we should probably buy a boat before we look for a slip : P
