I imagine you can find a topographical map of the area where the property is located. That will tell you how far above the river the property sits, whether it sits at the bottom of a depression with everything around it on higher ground, or at the top of a rise with everything around it somewhat lower. A site visit also will tell you a lot. If there has been any recent flooding of the area or significant amount of water flowing through it, there should be ample evidence of that, as leaves and dead branches will have been moved around a lot.
