You have only highlighted small issues and left out major expensive issues such as structural integrity of framing, HVAC, roof replacement, foundation issues, mold, termites, dry rot etc. many buyers use inspections to justify they are paying for what they think they are getting and not as a negotiation tool.

Agreed, esp in this market where you are possibly paying over listing to get the property.
If it was a buyers market and you are making an offer well below listing then sometimes waving the inspection is a great tool knowing that you are going to go in and rehab the property anyway.
