The addition to the building will start after Bike Week. It will extend to the rear of the building toward the parking lot where the large ramp is now.

The pavilion will have a stage and the plan is to have entertainment there.

Default Tamarack...

I was thinking about what influence Broken Spoke may be having on the Tamarack Drive-In, right across the street. So I tried pulling up their web site and it was gone. Anyone know anything about the 'ole Tamarack? It's had it's ups-and-downs for decades, if not centuries.

It draws a different crowd.
It was one of the few places that I would go on that side of Laconia.
But generally I stick to Laconia's South End.

They are converting the building to condos at the Boot Hill. I think they got approval for 4-5 units.

Hopefully whomever buys those understands they bought across the street from a Roadhouse and don't try to change it all.

Not sure what is going on at Sun Valley... other than it is under agreement.

Thanks Woodsy. Don’t think it will affect High Octane especially since they have approval and are starting an expansion after bike week.

Thats my point... the condos will be sold after all the Bike Week shenanigans. The developer is not going to care about the noise etc. But if the buyers do not do their due diligence, I foresee a whole pile of complaints & headaches for both the Octane and the condo owners.

Understood. Not much they can do really except complain.

Any idea what the old Faro is going to be? Been working there since last fall and still no sign.

Disagree Woodsy, the buyers of these units across from the High Octane will know what they have. Money makers three weeks a year. Bike week, pond hockey, and Bikefeast in October. Renting those three weeks alone will pay their taxes and most yearly fees. Other weeks it’s no different then living next to a sandbar or long holiday weekend on the lake

You wouldn't buy it just to rent it out three weeks a year. As an investment it wouldn't make much sense. But (to me) as a residence it wouldn't make any sense at all. There wouldn't be a lot of peace and quiet.

The High Octane saloon (Or the Spoke before it) has been there a long time and has every right to run a successful business. Building condos across the street makes about as much sense as building them next to an airport runway. But people do it...........And then complain about the noise!

Default Residents vs Retail

From NH to FL, developers are having good success with residential development, whether apartments or condos. In mixed use development, the success of retail/commercial is minimal and developers are going back to the city and asking to reduce the retail/commercial component.

Three current examples locally are the 10 condo units above the colonial theater downtown, 3 condos above lake port opera house and also, the 20 units (10 condo and 10 market rate apartments) going in across from the opera house. A issue develops when the business venue wants to change the rules. One current example is “tower hill”. He would like to keep serving drinks until 2am. Last year he asked to play live music until midnight. Unsure we are with either request, but the neighborhoods in the Weirs are not happy

Everett will own most of that Lakeport property... so no business will do what he doesn't like.
