Bulkhead Door Question

Just go to Lowes/Home Depot and buy a whole new bulkhead as they really are short change and in most cases very easy to install with some flashing and chaulking. That is if the are seperate from the walls. (Concrete) If not then all bets are off.

My thought is that the OP's door is a single door, hinged at the house version of bulkhead door, not the style in M&M's photo. The style in the above photo does not use springs to hold the door open, it is a drop latch that needs to be released in order to close the door.

Being a hinge at the house unit, it could be installed in any number of configurations and sizes as they are typically different than the style sold at Lowes. The style shown above comes in 4 different sizes from Bilco http://www.bilco.com/foundations/sto...S%2D1&tab=docs and the double door style has three different models.

Typically the hinged at house opening styles are not fully compatible with the double door styles. Bilco does make a model without sides that will mount on a slope frame, but it is hard telling, not knowing if it will fit. Could be a completely custom home made job too, which would add a whole lot of interesting variables to the equation.

There are other brands and styles that can be used as replacement, but if it is just bad springs, why break the seal and replace the whole thing at 3x the cost of the parts to repair the existing.

jmen - yes I do have what's in the pic and you are correct mine is a one piece door which opens at the top, near the house. There's springs inside almost like a garage door but smaller. Mine is set in/around the concrete stairs and is not a simple swap-out.
