Permit or permit by notification for accessory structure

I wish to build an accessory structure on Rattlesnake Island.

The building will be 16 x 18, 1.5 story, and the total project, including walkways and front deck is less than 460 square feet, and will be located more than 100 feet from the shore.

No trees will need to be cut, as the area proposed for the shed is already open/rocky.

It *appears* that this may qualify for a "Permit by Notification", but having never done such a thing, I'm not sure.

I'm assuming I would need to include plans, pictures, etc. of the area.

Will a permit by notification be sufficient for this? There is a "permit tool" on the State web site, which I used - and at the end I was told that the project may qualify for a permit by notification - but didn't say it DOES qualify

I would suggest you also contact the town, you may need a local building permit, for a shed that size...

If in the town of Alton, I would say defiantly contact the building inspector as our laws change as does the weather. I have been told twice now (2 seperate projects) that a permit isn't needed and then a neighbor complains that I do not have a permit and the next thing I get a cease and desist order and I have to go and apply for one.

That is not a complaint on John as he is a great guy to talk with and easy going, but for some reason today it is ok and tomorrow it isn't. In both cases stated above he had come to the site that the work was to take place.

Use the Shoreland Permit by Notification. Just make certain that you get the Shoreland PBN form and not the Wetlands PBN form by accident.

Thanks for the reply !! That's what I'm going to do.

This will absolutely require a permit from Alton, but the Town can't issue a permit within the shoreline protection area until that State gives their approval.

I'm going to include a couple of photographs of the area in which I intend to put the new building, as well as an accurate plot plan showing distances from things like the shore, SDS, lot lines and other structures - as well as the location of nearby trees (no trees will need to be cut!).

Hopefully, that will do it!

I had to use the PBNSTEVE process to get a permit to repair ice damage. I found it to be fairly straightforward and quick. The state people were actually helpful. I got 5 years to finish the project, thankfully cuz it is expensive.

Wow, talk about F-A-S-T...

I mailed the shoreland permit by notification application on the 12th of September. The state received it on the 14th, and I received an email about 10 minutes ago from the agent with the approved application.

That is an amazing turn-around. Thank you to the State of NH for such a quick response.

I expected at least a couple of weeks. Very pleasantly surprised.

You got the quick response because the first thing the NH DES does in the morning is go to Winnipesaukee.com forums and browse thru the topics to see who is talking about them.

I remember a guy built what looked like a patio but got it registerred as a boat. There was nothing the town could do about it if he never put it back in the water. If the Island Radio put wheels under this structure and registers it as a home-made camper trailer, what are the odds he can get away with it?

Would it have to meet any high-way dimensions? No wide-load permit would be needed since it isn't actually going on a road. Might need a cop to come out and inspect it to be sure it doesn't have VIN but that's the biggest wrinkle I can think of.

Remember, trailers only need tail-lights, at night.
