Does anyone had a ballpark figure for what I should expect to pay for a seasonal dock(one that pivots up in the winter). Thanks. |

If you are talking about an aluminum crank up dock you can expect $10-12K

Is a crank up dock considered a seasonal dock as it is permanently affixed to the shoreline ?

Water Camper... Yes the crank up dock is considered a seasonal dock because it is removed from the water each year. The permanent fixture of an anchor pad needs to permitted since it is an addition to the shoreline. Most of the time you will see a cement block as an anchor but in many cases the use of the original granite or glacier stone on the property is used to affix a custom steel header to attach the dock. This way a more natural application is achieved along with a nice clean look.

In Moultonborough, your property taxes will also increase, as the town taxes crank up docks. Assessments seem to be in the $9000 range. At the current tax rate, that is about another $75 + per year on property taxes. A small number, but they all add up.

Are seasonal docks not supposed to be taxed because Meredith is hitting me on mine. I've peeked at my neighbor's assessment on either side they both have seasonal docks as well. One is being hit one not. So what's the story?

Seems it goes like this....
Permanent Dock...Taxed Lift up dock....Taxed, as it is attached to the land all year. Seasonal Dock that is totally removed from the water seasonally...not taxed as it does not add value to the land. This is what I have seen..... |
