Hi also looking at a possible house to purchase in Balmoral in Moultonborough. What are people's opinion? Would you recommend? Is it kids friendly? How is the beach? Is there a boat launch? Where do you keep your trailer after launching? Thank you!!

Balmoral is a fun community. It is kid friendly and has a good beach. There is a boat launch but I dont believe there is a lot of parking there for trailers. Many people in suissevale and balmoral use States Landing as there is plenty of parking there. The snowmobile trail goes to both communities. Skelleys market at the top of the hill is a great store.

I have family that owns in Balmoral, it is nice, but these days it is crowded. They bought several years ago. Nowadays, The beach is too small for the number of people with beach rights. On Weekends, the beach is packed, if you dont stake out a space in the morning, u won't get one. And parking is extremely limited. In my opinion, it's over-developed and you can find better, for the same $$$.

We have a place in Balmoral, We always launch from states landing. My buddy has a place in suisvielle, he too launches from states landing. Both beaches and boat launches are to busy on the weekend. YMMV

![]() This attitude, along with a beach that is nearly unusable on weekends, is why I wanted out of Suissevale. When one of the "old-timers" yelled at my 4-year-old nephew for splashing her - as she sat in a chair she'd placed IN THE WATER - I knew it was time to go. Decades ago when I was looking for associations with beach rights, that was the biggest complaints. The beaches are crowded during season on weekends. My association on Winnisquam beach is crowded only during the holiday weekends. Otherwise the weekends are pretty quiet.

Beaches are sort of like ski areas.....
If you go there on w/e's it will be crowded with mobs, if you go there on weekdays, you'll be by yourself ! ![]() |

My biggest problem with any association is that buying into one you are forfeiting control over your situation. Depending on how obnoxious the rules are that can eventually cramp ones style. Even if the rules now aren't terribly bad there is no way to predict what can change in the future.

^ I don't necessarily disagree, but I, and family members, have had private ownership neighbors that were horrible, and there was nothing we could do about it. I think it can go both ways, depending on the culture of the association.
