Propane Furnace - Service and/or Repair

For possible repair and annual maintenance.

Not much help but... Many plumbers handle gas appliances also. My plumber is almost a neighbor, or I'd give you his number.

Steve Buy heating and cooling in Moultonborough. I pass his building all the time. Just spoke to him this week to service my propane system. I haven't used him but he sounded like a good guy.

He did a great job of changing out my old propane forced air unit for a new one this past spring.
Steve Buy was recommended to me, but he said he couldn't look at my job for 3 months--not a great reply since we were without heat.

Called him several times. Always took call but never would set up a time to do work. Thought he was a real find but not so much now.

It seems like all contractors are extremely busy now and short on help.
I have a few close friends that run service companies that can't even find general laborers.
The good ones tend to take care of their regular customers and don't have the time or the help to take on new ones.
It's just a sign of the times. A lot of the American youth today go to college and don't want jobs that require getting their hands dirty.

I was a customer. He was great!! Then when I was simply looking for a regular service call he could not arrange a time. I understand if he is busy...just say that versus putting the customer off over and over again. IMHO some of these contractors do not get that service is the gravy train that allows them to make money in both good and bad times.

Not to worry I found someone else to do the annual service.

I had the same issue with my fence guy. He had been repairing my fence for the past 20 years.
He came and looked at it back in May, said he would take care of it, and never returned after repeated calls.
I have a new fence guy now and he did a terrific job. He wasn't very complimentary of the guy who did the repairs in the past. He said they were done half a$$ed.

It is true, they are all extremely busy now, but I agree, just tell people that. Answer the phone or return the call and say you are too busy.

My Propane furnace seems to be constantly running and not sure why ?
Stats: Trans 90 XL (90k BTU output)

Gas service tech checked furnace and nothing appears to be wrong, all 3 gas jets firing OK.

The thing is the zone thermostat (Honeywell( indicates the tempperature is set at 67 degrees, however, the room temperature reading indicates 65 degrees.
Consequently the furnace never shuts down because it is constantly calling for heat to reach the thermostat setting.

New batteries were installed in 'all' house thermostats.

Do you think I have a bad thermostat ?

Maybe. Do they have access to the rooms air flow? If they are blocked, they may never reach the right temperature. Most thermostats are easy to change but multi-zones might need a tech to get them to function in harmony.

If all else fails, call the propane expert, call www.christianrepair.com for a propane-911 service call .... what you should have done in the first place.


Plumbing & cHeating; what happens when you call the plumber to fix a heating problem. You get cHeated. What you want is a heating technician. The plumbers don't call it 'Plumbing and cHeating' for nothing.

Thanks for the recommendation FLL ….. been looking for someone to run a routine maintenance check on our Rinnai direct vent propane heaters. As they are a Rinnai dealer - they may be just the ticket I have been looking for. Foley., whom we used in the past- dropped this service.

This is common when a furnace is under fired. It might say 90K btu's on the tag, but if the gas line is too small it will only allow whatever the line size does. Have you ever had problems in cold weather before? Could be the thermostat, is it a programmable? Is this a zoned system... check the dampre and make sure it's opened all the way.

Honeywell is one of the worst reviewed thermostats on the market. I would replace it before you dig to deep

I agree. I replaced all my Honeywells with Nest and they are excellent

TAKE THE THERMOSTAT OFF THE WALL. iF THE UNIT STOPS THEN THE PROBLEM IS THE THERMOSTAT. iF IT CONTINUES TO RUN. mAY BE A SHORT IN THE WIRE OR , GAS VALVE OR RELAY.

Not sure how big your unit is, but Riannai suggest 150k unit for my 1100 sq ft condo with 2 full baths. It includes on demand hot water and 2 zones baseboard heat. It is a condensing boiler so the thermostat is set to go off and on at .1 degree +-. It appears to be running constantly but runs efficiently at that setting. A 30% fuel savings after replacing a conventional boiler. Savings calculation include compensation for temperature variance.

When the boiler is in 'away' mode. The temperature is set to 40". Also the baseboard circulator is constantly running to avoid freezing the pipes. Maybe that is what you are experiencing?
