The septic system is under the parking lot out back which is owned by the association. In fact, all of the parking area is owned by the association. The well for the building is also on land owned by the association. In addition, I believe the association documents grant the association access to a bathroom in the building.

If that is true hard to find any value in the building except for the association buying it.
