Look at the market over any 10 year period. I am being conservative with an 8% ROI. Then I netted it out to 5% after subtracting the 3% mortgage. This is coming from some that is not an aggressive investor nor do I give aggressive adviser. IMO this is just a sound use of funds capitalizing on both the real estate and stock market.
