Realtor Follow Up?

I am puzzled by the realtor response in the lakes region. I am a former MA realtor and our firm always had automated follow ups with clients at regular intervals.I don’t seem to be able to get any realtors to stay in touch. We are a few months out from(hopefully)making a purchase, but I’d like to build a relationship with a realtor so I know that we can trust them to be part of a big investment for our family, but it seems like area realtors only want to talk to you if you are cash in hand ready to make an offer. Is it just that the market is so busy that they don’t have to put in the effort, or is this a lakes region phenomenon that’s just different from my experience in MA? Honestly, not being critical, just trying to understand the local market. Any feedback is greatly appreciated! Thank you!

We never knew Robin Dionne of Coldwell Banker in Gilford before we met her at an open house. She definitely followed up with us when we spent the winter in Florida, and the following spring we bought a house through her! She is excellent, down to earth, so friendly! And we still get together for occasional pizza or lunch! You can’t possibly not be very pleased with Robin!

Pam Toczko, now of Coldwell Banker, worked with us patiently for over a year before we found our perfect spot. We always felt like she was working for us, even without a written agreement, and several times she advised to to steer clear of a place we would have regretted.

When houses are on the market for only a few days, There isn't much time for follow -up. You schedule and open house, 8-10 people show up, three make offers. A friend just bought a house ($1.4MM) via email, sight unseen, except for online photos. This isn't your grandfather's Oldsmobile.

My agent - nice guy. He advised me of the software that he has access to. I asked to be contacted as soon as something new came on the market. Yet, I look every day on computer and each house for sale I had to call him to set up a viewing. A house enters MLS. He was supposed to contact me right away. I ended up contacting him right away.

Very true here. It appears to be both a housing shortage and a rental shortage. But information is only what I hear from others.

BUT. Wouldn't it be nice if the real estate agent was on top of things and actually contacted customers. With all of these apps, emails, and cell phone texts - a simple notice to customer is easy.

They come and go. Most are only here for the greens. Some are pretty shady and I did report one and he lost his license.

In my books, Karen Laflamme in the Meredith area and Kathy Breton MacLellan are true professionals! Tell them what you want, a few intelligent questions, and do they deliver! It's been years since I dealt with them yet I still get a friendly hello from both!

Adam Dow is a good guy and knows his stuff. There are a few others as well. Most are useless order takers. Like in many things I would guess the 10% of the good ones do 90% of the business.

I found my own house and jumped on it. I just used the builder’s realtor during the process and also hired an atty.

The realtors I contacted beforehand when I was searching were worthless.

Yeah, they don’t even get to the open houses at most places. It’s sold before they get setup for it.

Realtors are probably exhausted and busy counting their $$$

You can’t just casually buy a nice place on the lake right now. Unless you want to pay way over market. There are always a few of those. If it’s fairly priced it will be under contract within a few days and often cash.

Note cash does not necessarily mean no loan. It means no loan contingencies on the contract. The buyer EITHER has the cash or is confident they can get the CASH from a bank. Some sellers want proof you have cash in hand. And it does not mean you have to use “that” cash.

My experience is that there are specialists within the industry. Some are listers, some are sellers, some are buyer brokers, and some are retired from some other industry and just want an office to go to. Do a little screening. Hiring the first licensed person who answers the phone may not be the best person for you. Being competent and aggressive in today's market is a lot different than the market from 2+ years ago.

When we were looking, we worked with a guy. I do not recall his name.
I do not think he wanted to work. Often I would contact him with listings from Zillow.

We ended up switching to Luceen from Coldwell banker.
She was great.

We used Bob Williams of Caldwell Banker in Moltonboro three times over the years. We were in Massachusetts and Florida during each process.

Bob does his job - he communicates !!!

I bought my house in '01. My realtor 'followed up' so much that I got counselled for taking too many personal calls at work.

My family knows better than to call me during work unless it's an emergency. I gave the realtor my cell for the purpose of letting me know if there were issues. As a result, I always answer or respond asap to a call (not so much now that I have caller ID).

I told him not to call short of an emergency because if I got fired I wasn't going to be able to buy the house, pre-purchase agreement not withstanding.

So how does that solve anything?

If you want to receive the calls you now have to carry two phones.

If you don't want to receive the calls you leave the phone at home.

If you no longer want calls from a person it's a heck of lot easier to just block that number. I think some apps can even automatically send specific phone numbers to voice mail.

Or assign a silent ringer to that phone number.

No caller ID and burner phones, are we in the 1990's here or something. Oh wait, it was close to the 1990's the post was regarding 2001 situation. So maybe a burner phone in 2001 was a work around.

Technology has improved since then. My experience was shared so the OP might have an idea why realtors don't 'follow up' as often as they used to.

I did at the last job, if I didn’t work became 7days a week, 24 hours a day. There was never “not” an emergency, but very rarely an emergency that couldn’t wait until Monday. In the same sense, never put personal stuff through the work phone.

Agreed. It's good to keep emails separate too. It looks really bad to send personal emails during business hours, on an obviously business address. Illegal in many instances if you are a public employee, even if you are "on break".

Adam dow sold 2 properties for us and did a fantastic job. I’m realistic in my expectations and he was very honest with me. Lots of good long term realtors out there. Best of luck.

Adam Dow has been great to work with selling my current property. I also bought two properties with Martha Trepanier at Adam Dow. She was extremely hard working on both sales and made the process very enjoyable.

Definitely recommend Adam Dow and company. We worked with him and our direct agent Mike Garrepy from his office to purchase a large property on the lake this past year. Mike was great and was critical to helping us through the entire purchase process (surveying, planning, town meetings, etc).
