Default Tamarack property for sale?

Noticed last week on my way through to the Weirs that Tamarack has a Roche Realty sign out front saying “available”. Forgive me if I’ve missed it, but does anyone know what the deal may be…are they selling?

I was just looking at the listing pictures. In pictures 21 & 22, are those more condos that someone is building up behind High Octane Saloon?

Wow, one would think they would have cleaned the kitchen before taking photos to market the business. It's filthy.

I couldn't agree more!

One of the things you expect from a decent realtor is recommendations on how to stage your home, business or whatever it is your selling for professional photographs...Looks like that didn't happen here!

Glad I am not the only one. The last time I went there, I was disappointed.... I think most notably by the prices, and what you got for that price.

I think the business is still viable and the location still a good one. But it looks like it is time for someone to invest money into the facility. Likely the last two owners had that vision, but couldn't pull it off.... What it is really going to take is someone that can have the needed capital for upgrades immediately, vs. people buying the business with a vision, and trying to slowly upgrade with profits.

The lakes region is changing, and business like this need to update to appeal to to the newer demographic, which expects dining experiences to be a bit more upscale vs. a "campy" environment. I also feel like they may need to rebrand, the Tamarack has a historical following, and people expect a certain feel and quality of food....rebranding will allow the new owners to create new expectations. That of course is just my opinion...

I agree the kitchen is disturbing--they didn't even sweep the floor or wipe the counter. Doubly odd is that there's snow on the ground, so they left it that way for the winter. I hope the owner is OK, both aspects, winter and photos, suggest otherwise.

I also hope Tamarack survives. Their lobster rolls are terrific, and the place is full of happy memories for me

I am a little confused by the listing.

It states that the property is 100% leased but then goes on to say that it is a turn key business.

So... is there a current lease? If so, wouldn't that be the restaurant leasing it?

I suspect it might sell and be demolished for housing.

Yes ....... www.stonewallcornersnh.com ....... is on Rt 3 on the grass field near the intersection of Roller Coaster Rd and Daniel Webster Hgwy.

It's a short walk to the Tamarack. If Laconia Village actually gets built, it will be about a ten minute drive to the new Market Basket-Laconia via Roller Coaster Rd and Parade Rd.

I feel better now--the reason the kitchen looks terrible is that the restaurant owner does not want the property sold.

Tamarack was always worth a special trip. I hope BK and McD's stay away. We like Camp and some of the other C Man specialties. Are you there Alex?

it was always a must stop 20 years ago but when they stop selling 100% lobster meat in lobster rolls, I stopped going

I think it is a totally different crowd and I wouldn't worry too much about competition from the High Octane or the Loony Bin.

I get there only once or twice a year, but I still think the lobster rolls are very good (and I'm very picky). One great thing is that they have a large size, so plenty for dinner. My favorite visits are picking up lobster rolls to tailgate before a Meadowbrook concert (check hours first, it can be close)

The whole drive in fried clam/lobster roll business is really tough though. The food costs are super high, and who wants to pay $30-40 for a self service no alcohol lunch at a semi-skanky picnic table?

It is in tough shape because that nostalgia crowd is shrinking.
Its a short season, and they really need a decent draw that just no longer exists.

This is exactly what has happened, the second owner struggled trying to keep quality and quantity at the same level as the original owner....The current owner did struggle, they simply cut back the portions, and quality didn't seem to be a concern.

My guess is that in both cases, the amount of work needed to bring the business back to glory was more than imagined. Not purposely mind you but the original owners had allowed the condition of the place to decline.It was still salvageable mind you, but it needed a major money injection.

The lakes region area is changing. People want and expect different things out of a visit to the area now. Many of us grew up and started visiting the area at a time where it was about getting away, having experiences that different than being at home. Today people expect the same or better experiences than they can have at home. This is why businesses offering a better dining experience like common man, or 0, have been able to move in and the more mom and pop places have moved out.

I see the trend continuing, I see the area continuing to grow...... While we see a change again, back towards what we all remember? Who knows.... What I know, is the lakes region has evolved, and as lovely as it still is, it is just not the same.....

Same thing happened with my older neighbor’s home when they listed it two months ago. Only a few photos that looked like they were taken with a cell phone! The kitchen was messy, no bathroom or bedroom photos, only one outdoor picture. Even a thumb in the way! Really bad! I was shocked!

They’ve since posted professional ones, but only after the home has been on the market 2 months already!

The photos of a current condo which is empty shows fully furnished. AI really did a great job! The future in marketing?
After I saw the listing, I went over and peaked inside to see if they staged the condo. They did not. So, they photo shopped the furniture.

It amazes me how people try sell something and put up crappy photos.
I was looking for a new ATV on Marketplace and most of the photos show ATV's caked in mud? Why would I even waste my time looking at that?
When I sell something, I at least clean it up and make it look as good as possible.
I had a Honda ATV I sold in a few days. If you can't at least clean it and take a nice photo, then you're probably not taking care of it, maintenance wise.
