Buyers may be looking for something different.

Or they may be looking at the discussions on using SWEPT to fix the education funding problem.

Or they may be looking at proposals to fix the dam maintenance financing.

We could go on, and on.

Maybe it hasn't sold because there are few uber-wealthy buyers out there with enough children / family to fill up and use all the living space thus warranting purchasing such a massive property?

I mean, what is the POINT in owning such a huge property unless you really NEED all that space?

Default Pipe Dock

This property and the dock is separated by the rail line and WOW trail. Maybe the frontage is leased from the state as a result of being on the rail line so a larger investment in cribs, etc might not be possible/worth it.

That house reminds me of the gigantic house at the entrance to Green's Basin. 13,600 sq feet. Assessed at $8.8 million.

Because they can. What's the point of having a Rolex when a Seiko will do? What's the point of having a private jet when Delta will get you to the same place? And so on, and so on...

Not saying I agree with it, but for some wealthy folks, it's not about being practical.

If a 2nd home 3.4 million down for a mortgage.
10K a month in property tax.
What happened to musty smelling camps, gas-refer/stove, dirt driveway, spider webs on the porch, and rereading a 15-year old Readers Digest?
If you caught a keeper would you clean it in the kitchen or carry it through the house?

People building up these big estates don't think about the fact that, trying to sell them has its own set of problems. The higher the price goes the smaller the audience of potential buyers....

At the price point here, you have to find someone that is looking for an investment.... not a second home.......

At the end of the day, everyday folks are getting priced out of the lakes region... because the elite now want to take over what was once undesirable.....

Neither of these places has adequate dockage. Hat Trick would never fit in that tiny boat house. Lots of mis-matches, e.g. 7 bedrooms but only 8 seats at the dining room table. Only four seats at the bar in the billiard room. I didn't see a hot tub anyplace in text or pictures. Chimneys on outside walls don't make a room cozy, they draw heated air up and out.
On the plus side, a caretaker's residence over the garage is a necessity.

A "house" near me has room for five families to rent out.

Another "house" near me must be rented out. One weekend, large garbage bins were lined up on the roadway--ELEVEN of them...

If you look closely at the Belmont one.
It was the original home designers' take on a modern farmhouse.

But someone also wanted lake access and access to the tracks, as that is a primary snowmobile route.

I see this as couples try to compromise.

The value of the underlying property many times equates to what will be built, and these lots are all at, or over, a million dollars.
So building a small cottage generally isn't considered.
